Colorado's quiet superpower: low property taxes
Colorado has some of the lowest effective property tax rates in the country. El Paso County's effective rate sits near half a percent, dramatically lower than many other military states. For a family PCSing in from a high-tax state, that difference can be hundreds of dollars a month on the same priced home, money that goes straight back into your budget or your buying power.
Property taxes live inside your monthly payment. A lower tax rate means a lower payment at the same price, which means you can support a somewhat higher price at the same comfortable payment. I quote your full PITI, not just principal and interest, so the Colorado tax advantage actually shows up in your plan.
BAH usually helps, but rarely covers everything
Colorado Springs BAH is solid, and because it is tax-free, lenders can gross it up when calculating your qualifying income, which improves your buying power. That said, in most Front Range markets BAH alone will not fully cover the payment on a median-priced home, so the gap comes from base pay or a second income. Knowing that gap before you shop is exactly the kind of math we do together early.
What is different about Colorado
- No state VA loan program. Unlike Texas, Colorado does not have a state-level discounted veteran loan. Your federal VA benefit is the primary tool, and it is a strong one.
- CHFA. The Colorado Housing and Finance Authority offers down payment assistance and first-time buyer programs that can sometimes pair with your purchase.
- Disabled veteran exemption. Colorado exempts 50 percent of the first $200,000 of value on a qualifying disabled veteran's primary residence. Confirm current eligibility with the county assessor.
- Wildfire and insurance. Some Front Range and foothill neighborhoods carry elevated wildfire risk, which affects insurance availability and cost. Confirm the insurance picture before you write an offer, and I will fold a realistic number into your payment.
Full entitlement and the 2026 limit
With full VA entitlement there is no VA loan limit; you can buy with zero down up to whatever a lender approves, even above the 2026 conforming figure of $832,750, which matters in pricier Front Range pockets. If you have only partial entitlement (for example, you kept a home at a prior duty station), the conforming limit comes back into the math, and I will run that exact threshold for you.
